Design
Our clients typically come to BMDB in one of two scenarios when it comes to the design/build process; first, they own a piece of property and are ready to start the design process or second, they are looking for property in our area and need help identifying the perfect piece that fits their needs for their program. In either scenario BMDB is here to help.
Standard Design Process:
Schematic Design (SD) - SD starts with an in-depth interview with you, the client, in order to get a clear understanding of who you are and how you live as well as your needs and wants for your new project. SD is about big ideas and macro scale decisions that will be further developed in subsequent design phases. Site conditions always play a large role in a well thought out SD. We must consider orientation, slope, views, access, etc, all of the things that combined, create a beautiful experience on your property.
Design Development (DD) - Now that we have a direction or a “scheme” for our site and our building, it’s time to turn it into a functioning plan. Foundation, mechanicals, materials, etc, will all be addressed in DD.
Construction Documents (CD’s) - Construction Documents are the instruction booklet for how to assemble our site and our buildings. All of the major decisions will have been addressed in SD and DD and now it’s time to put things in writing in a clear and concise manner for the build.
Bidding and Estimating (B&E) - How much is it going to cost? Budget goals will have been discussed long before this step, but B&E is designed to confirm what we’ve anticipated from the beginning regarding the budget for your project.
Pre-Design Services
Often times clients who are in search of property reach out to us for an informed opinion on potential sites. It is our pleasure to help you identify the best parcel for your program. We will focus on areas such as orientation, access, well and septic suitability, utilities, etc. Our goal is to inform you of issues that could increase or decrease your cost to build and help you fully understand what you are buying and how it might impact your build before you purchase. This service is offered on an “as needed” basis at an hourly rate.
